Fall is shaping up as a buyer-friendly season in north DFW. Prices in Celina, Prosper, and Princeton dipped slightly from a year ago, homes are sitting on the market longer, and most sellers are accepting a little less than their list price.
Mortgage rates above 7% are a big part of the story, keeping some buyers on the sidelines. For those still shopping, that means more choices and more room to negotiate. Here's how each city looked in the latest data.
By the Numbers
Celina (September)
Median sale price: about $500,000, down 9% from last year
Homes sold: 241, up 27% from last year
Median days on market: 89, compared with 93 last year
Homes sold for about 96% of list price on average
Prosper (September)
Median sale price: about $840,000, down 2% from last year
Homes sold: 175, down 13% from last year
Median days on market: 101, up from 75 last year
Homes sold for about 96% of list price on average
Princeton (August, the latest month available)
Median sale price: about $319,500, down 6% from last year
Homes sold: 430, up 43% from last year
Median days on market: 68, down from 75 last year
Homes sold for about 97% of list price on average
McKinney (September)
Median sale price: about $499,000
Homes sold: 224
Average days on market: 80
Celina and Princeton are seeing more sales, likely helped by new construction and builder incentives. Prosper's higher price point is feeling the rate increase most, with homes taking nearly a month longer to sell than last fall.
What It Means for Buyers
This is one of the best negotiating environments north DFW has seen in a while. More than half of the homes sold in Celina and Prosper had a price reduction before selling, and few sold above asking.
Don't be afraid to offer below list. Most homes are closing for 3% to 4% under asking.
Ask for concessions. Sellers and builders are more open to covering closing costs or buying down your rate.
Take your time. With homes sitting 70 to 100 days, you can weigh your options without feeling rushed.
What It Means for Sellers
Homes are still selling, but buyers are choosier. The listings that move fastest are priced right from day one and show well.
Price for today's market. Starting too high often leads to price drops and a listing that looks stale.
Make a strong first impression. Fresh paint, small repairs, and professional photos matter more when buyers have options.
Be ready to negotiate. Offering help with closing costs or a rate buydown can attract buyers who are worried about their monthly payment.
The Bottom Line
Every neighborhood moves a little differently, and these citywide numbers are just the starting point. If you'd like to know what your home could sell for, or what you could buy in today's market, I'm happy to put together a custom report for your neighborhood.
